All right, this might seem like a no-brainer, but that doesn’t mean you shouldn’t ask to see an agent’s real estate license. If they can’t produce it right away, it’s time to move on to your next option. You don’t want anything shady going on, especially when your biggest investment is on the line!
Are you a full or part-time agent?
It doesn’t matter if you’re buying or selling—when you work with a full-time agent, you’ll have access to more of their time and resources. Part-time agents usually don’t have as much experience, and they might not have the availability you’re looking for.
What makes you different from other agents?
There are a lot of real estate agents out there, but you’ll want to work with one that goes the extra mile to help you buy or sell. If an agent can’t definitively state what makes them different from their competition, it might be best to move on. The right fit will know how to sell more than just a house—they should be able to sell themselves, too.
How does your commission work?
Let’s face it—real estate is all about the money. Even though you’ll be forming a valuable partnership with your agent, there’s nothing wrong with discussing their commission before you start working together. Every agent has a different policy, and it’s crucial to be crystal clear about their practices before you sign any paperwork.
Are you familiar with my area?
Real estate agents are experts in their field, and many of them concentrate in a particular area. This gives them the know-how to properly price your home, find properties you might like, and give you all the details on real estate in your community. If the agent in question isn’t familiar with where you want to buy, or if they haven’t sold in your neighborhood, they might not be a good choice.
Do you have any references?
A good agent will always have a list of happy clients, and they shouldn’t be afraid to give you references. Although there’s nothing wrong with working with a new agent, it’s always best to go with someone that has plenty of experience and reviews to back them up.
What are your strong suits?
If you’re thinking about selling your home, you probably won’t want to go with someone who primarily helps buyers. Many agents have specialities, which helps them assist clients throughout the real estate process. There’s probably an agent out there who has a skillset that’s as unique as you are—and it’s worth interviewing more than just a few to find the right fit.
How will you market my home?
This question is specifically for sellers—and it’s definitely an important one. Although most Gold Coast homes are flying off the market, even the most stunning properties need some marketing to reach potential buyers. The right agent will have a multifaceted marketing strategy to suit your needs, regardless of what they might be.
What’s your availability?
Are you a buyer on a tight timeline? Do you need to schedule your showings during a specific time of the day or week? Even if you think you’ve found the right agent, there’s a chance your schedules might not mesh. Make sure your agent is available to help you tour homes, sign paperwork, and take care of your needs before making a decision.
How will you help me find other pros?
If you’re buying a home, you’ll need to have more than just a real estate agent on your side. You’ll also need to hire a lawyer, home inspector, handyman, cleaning service, and a plethora of other pros to help you out. The right agent will have a network of professionals at their disposal—don’t forget to use them!
